Our services include:

Handling all the details - from make- ready to reviewing the final lease. We prefer to handle all the details. The first step in managing your property will begin with a visit to the property. Our goal is to inspect the property and mitigate any issues that may arrive. Our team handles all make-ready services and ensures that we are conscious of the ever-changing Texas Property Code.

Our property management fees structure is as follows:

• $150 per month for a home that is up to 2500 Sq Ft

• $200 per month for a home that is up to 3500 Sq Ft

• $250 per month for all properties larger than 3500 Sq Ft

• 3500 Sq Ft Plus or with a pool requires an onsite quote

Leasing the property - The HD Realty Team will run 6 investigative reports on each applicant so that we can make an educated decision regarding who is best qualified to lease your property. My secure system will also analyze all the background data and make a recommendation based on years of facts.

Commission for our services are 70% of one month’s rent. We will then offer the agent representing the tenant 30% of one month’s rent for a total of 100% of one month’s rent for agent commissions for leasing your property. If I am able to find you a tenant, then I will handle all the details for 90% of one month’s rent. I will provide a property management agreement that will explain all of this and more.

Maintaining the property, lockouts and fielding all the late-night calls – That is our job, on-site visits and lining up repairs are quickly handled. I work with various vendors across Austin to make sure repairs are done quickly and at the lowest price. I take pride in all my properties that I manage. Helping to make sure you investment looks like one of the most well kept homes in the area is important to me.

After graduating from Texas Tech University in 1992, Holly went on to receive her MBA from The University of Dallas in 2000. Early in Holly’s career, she worked for Fidelity Investments where she earned her Series 6 and 63 licenses to sell and trade mutual funds. After 13 years at home with her children, Holly was thrilled to return to the work force as an enthusiastic real estate agent and HOA Manager.

Working in the Austin real estate market since 2008, Holly has seen the highs and lows of the Austin market yet her business has continued to increase year after year. Learning something every time she steps out the door is very important to Holly. She uses her knowledge and experience to be the best Broker she can be. She enjoys working with other agents and now has a team of 4 agents working with her. Holly loves her job and feels very fortunate to be allowed to do something that she really enjoys for a living.
